Hotel development opportunity in Aoraki Mt Cook National Park

A unique opportunity to obtain the rights to develop a boutique 35 unit hotel and spa within the beautiful Aoraki/Mt Cook National Park is being offered by real estate agent Colliers international.

Located on the edge of a prime tourism area within a Department of Conservation (DOC) National Park Reserve, the land is the last visitor accommodation site available with a direct line of sight to Aoraki/Mount Cook.

Local tourism operators Mary and Charlie Hobbs were granted a DOC concession in December last year to develop the site in the south Canterbury alpine village, beside a protected conservation area, Mowen Bush.

However, the pair have now chosen to offer the 3000 metre² elevated site for sale.

In information promoting the sale, Colliers International highlight “a unique opportunity” to develop a boutique hotel and spa “located in New Zealand’s prime tourism area within National Park Reserve ... with a direct line of sight to Aoraki/Mount Cook.

“The landscape of Aoraki/Mount Cook National Park is synonymous with New Zealand’s natural beauty. Offering clear starry nights in the world's largest International Dark Sky Reserve, turquoise lakes, snow-capped mountains and New Zealand's highest peak, Aoraki/Mount Cook, which stands proud at 3,753 metres.

“Mt Cook Village is a landmark of the New Zealand tourism trail, situated an easy four-hour drive from Christchurch International Airport or just three hours from the tourism centre of Queenstown making it easily accessible for both domestic and international guests.

“New Zealand’s most popular tourist route, State Highway 6, passes nearby.

“The climate allows for activities year round from glacier and heli skiing in the winter to fishing and hiking in the summer. This annual appeal along with the rise in free independent travellers has resulted in increased demand for visitor accommodation in the Aoraki/Mount Cook Village. Even though there is a range of accommodation, high demand in peak tourist season sees tourists turned away from extending their time in the National Park due to a lack of bed numbers. With the DOC Authorisation already in place, this, combined with high demand, offers the ideal opportunity to develop a boutique hotel on good fundamentals. The spa facility enables the buyer to receive bookings from all accommodation outlets in the village as an additional source of income.”
